Old Navy, ULTA Beauty, Olive Garden, and More Progress Toward Opening in Turlock

The former Fashion Bug building is being expanded by tearing out the back wall to accommodate the new bigger tenant in Monte Vista Crossings, ULTA Beauty.Turlock Mayor John Lazar let the cat out of the bag regarding potential new business development in Turlock, including Monte Vista Crossing projects Old Navy, ULTA Beauty, and a major anchor tenant that is currently drafting a final lease to locate on the vacant 20-acre parcel south of Kohl's.

Mayor Lazar announced the projects while giving his State of the City Address at the Turlock Chamber of Commerce Membership Breakfast on Thursday, but Hall Equities Group, developer and owner of Monte Vista Crossings, later confirmed the projects by stating that the open air retail center is “pleased to announce that ULTA Beauty, Olive Garden, and Old Navy are coming to the center in 2012.”

Olive Garden is a popular Italian restaurant chain with over 750 units nationwide, including one in Modesto. The new Turlock restaurant will be built in the Monte Vista Crossing shopping center next to Kohl's. The 2701 Countryside Drive location is part of the Monte Vista Crossings South development that was originally planned for a Super Walmart location until the City Council banned such super centers.

The national chain filed for a Minor Discretionary Permit to expand to the Turlock area on October 27, 2011. Construction on the 7,500 square foot restaurant is planned to commence in March, 2012, and the restaurant will open in the 3rd Quarter of 2012.

ULTA Beauty is the largest beauty retailer in the United States, and provides one-stop shopping for prestige, mass, and salon products and salon services. As of January, 2012, ULTA Beauty operates 449 stores in 43 states. The nearest ULTA locations for Turlockers are currently in Modesto and Stockton. To the south of Turlock, Fresno has one.

Construction is planned to commence in March, 2012 on the former 7,000 square foot Fashion Bug building, which will be expanded to 10,000 square feet for ULTA Beauty. The building is already being worked on to accommodate the expansion by tearing out the back wall. The store is expected to open in the summer of 2012.

Old Navy is a popular clothing chain with over 1,000 units nationwide and in Canada. The closest city to Turlock with an Old Navy store is currently Manteca. Old Navy can also be found in Fresno.

“The company has long targeted Turlock for a new store and has patiently waited for the right opportunity,” stated a press release from Hall Equities Group.

The company is planning on occupying the 15,000 square foot building formerly occupied by Borders which closed last year. The new Old Navy store will open in summer 2012.

With the addition of ULTA Beauty, Olive Garden and Old Navy, the 1 million square foot Monte Vista Crossings Shopping Center will be 100% leased. The Turlock shopping center is one of the largest open air retail centers in California and is widely known within the retail industry as a strong sales performer for the tenants.

Through targeted marketing efforts coupled with word of mouth success stories shared among retail executives, the center continues to be a top destination for growing retailers to locate new stores.
Hall Equities Group did not comment on one thing Mayor Lazar mentioned, a major anchor tenant that is currently drafting a final lease to locate on the vacant 20-acre parcel south of Kohl's. The identity is unknown at this time. The commercial parcel was originally planned for a Super Walmart but was put to a stop by the City of Turlock “big box” ordinance, banning such stores within the city limits.

Hall Equities Group, developer and owner of Monte Vista Crossings, retains ownership of an additional 30 acres of improved raw land available for future expansion of the shopping center.

“Monte Vista Crossings has held up extremely well during the recent economic difficulties. Most of our tenants are performing well above national averages, and we continue to attract new retail concepts to the project,” stated Mark Hall, President of Hall Equities Group. “We expect Monte Vista Crossings to continue its expansion over the coming years, and play an even more important role in providing retail services and economic vitality to Southern Stanislaus County.”
