The issue with these tax credits is that they still don't help people beat out investors with cash.

![]() City of Turlock Building Counter Development Committee Report: Turlock's Better To Work With
02/24/10 A Development Collaborative Advisory Committee (DCAC) was formed in July 2007 in response to the Turlock City Council’s direction. Eight DCAC members from different aspects of the development community have been working on their mission to review the City’s development standards, policies, and procedures. The City of Turlock has had such a horrible reputation for being hard to work with in the departments of Planning, Building, and Engineering.
The DCAC gives an annual report and did so at Tuesday night’s Turlock City Council Meeting.
Turlock attorney and DCAC Member Axel Gomez stated that the DCAC is working to make Turlock a better place to do business. Read More...

![]() Turlock Homes for Sale 09/26/09
As our local market continues to experience fewer listings and many buyers, we are faced with a situation that seems to run contrary to what we are hearing from all the national news sources. We are starting to see price INCREASES. No, that was not a typo. Stanislaus County real estate is a hot commodity today. Homes priced below $200,000 are receiving multiple offers, sometimes over 20 offers per home, and sales prices thousands over the listing price. REO’s (bank owned properties) currently comprise only 17% of the active listings on the market in Turlock. The other 80+% of the homes are individual sellers. Read More... |

Turlock - Coldwell Banker Endsley & Associates Sales Manager Neil Weese explained Turlock’s real estate market and gave TurlockCityNews.com the best analysis of the statistics provided up through June 2009. While nationally the real estate market is being reported as terrible, Neil Weese said “That’s true on a national level. Real estate is very local, so we have actually gone through what most of the country is now going through, especially the east coast (that’s where all the news generates from). You know California went through that in 2007-08, especially in the Central Valley. And in our area locally, we’ve seen the worst. We’re actually in a place where we’re starting to see prices level off.” Read More...

As of tomorrow, July 30th, new lending disclosure laws come into effect. These disclosure rules are our responsibility but they will have a direct effect on the closing of a transaction. As such, I wanted to describe to you a few important new rules. But first, a quick review. |
