Existing and new businesses will soon be able to take advantage of an incubator program provided by a partnership between the Downtown Economic Alliance (DEAL) and Turlock Downtown Property Owners Association (TDPOA).
The 300 E. Main Street building (corner of Main + Center) will be home to the business incubator. The building will include 11 office spaces, conference room, common use business information center, equipment office, and a reception counter. There are also 4 retail spaces proposed pending the City of Turlock’s final approval.
Turlock Downtown Executive Director Trina Walley said that the TDPOA office will be relocating to the 300 E. Main Street building. TDPOA currently operates from an office in the Mercantile building located at the corner of W. Main Street + Broadway Avenue.
The business incubator would give existing and new businesses support while they strive to implement their plans of growth. Businesses have up to 24 months to get established, grow, and move out (hopefully to another Downtown location).
DEAL would be providing members the opportunities of very affordable rent, while also offering Business Subscriber services such as a receptionist, quarterly reviews, and individual consultation services (accounting, human resources, public relations, marketing, forming an LLC, etc).
The Business Subscriber services will be available to any Turlock business whether they are located in the incubator or not. Businesses who are working toward opening in the incubator or in downtown may greatly benefit from all the close partnerships being formed within the TDPOA.
Downtown Economic Alliance membership applications are currently available through Downtown Turlock.
Businesses interested must fill out an application and include a business plan outline, resumes or bios of management team and owners, and the most recent financial statements (if existing).
There are six key expectations that members must agree to prior to approval of membership. These expectations exist to ensure the mission of DEAL is being achieved and to ensure a greater level of success for business.
The six key expectations are:
Commitment to develop marketing plan within the first 90 days of incubation
Company financial statements submitted to DEAL on quarterly basis as part of business review.
Regular participation in member-related activities
Ability to meet financial obligations (six months of capitalization)
The business will be located within Downtown Turlock
The business will launch within 6-24 months from program entry
DEAL is just one way TDPOA is working to recruit businesses to the Downtown area. Since TDPOA decided to brand Turlock Downtown as a Bridal Shopping Destination, TDPOA has been working to relocate related businesses that have shown interest with incentives other retail districts can’t offer such as DEAL and discounted lease rates.
